The Inn BoonsBoro Trilogy follows the three Montgomery brothers of Boonsboro, Maryland, as they restore a historic building into a boutique inn — a real inn Roberts herself owns and operates in the actual town of Boonsboro — while each brother falls for a different woman connected to the project. The Next Always centers on Beckett Montgomery, the architect leading the renovation, and his slow-burn romance with widowed single mother Clare Brewster, who runs the bookstore next door and has loved him since high school. The Last Boyfriend turns to Owen, the responsible middle brother handling the inn's business side, and his complicated on-and-off history with Avery McTavish, the pizzeria owner across the street who's been his best friend for years. The Perfect Hope closes the trilogy with Hope Beaumont, the inn's newly hired manager, and her wary romance with the third brother, Ryder Montgomery, the contractor doing the hands-on renovation work.

Each book is anchored by one of the inn's themed guest rooms — Elizabeth and Darcy, Nick and Nora, Titania and Oberon — reflecting each couple's own love story, and the trilogy doubles as a loving, small-town portrait of the real Boonsboro, Maryland, where Roberts's actual Inn BoonsBoro still operates today.

Read in publication order — The Next Always, The Last Boyfriend, The Perfect Hope — the three Montgomery brothers and the inn's restoration form one ongoing project across the trilogy, with the town of Boonsboro and its cast of recurring shopkeepers and friends growing more familiar with each book.
